Terms of Service Atlee House Read and Breakfast Effective Date: March 4, 2026 By making a reservation at Atlee House Read and Breakfast ("Atlee House," "we," "us," or "our"), you ("Guest") agree to the following terms and conditions: 1. Reservations & Payment A 50% deposit is required at the time of booking to secure your reservation. Online payments are accepted. The remaining balance is due upon check-in or as otherwise arranged. 2. Cancellation Policy Cancellations made more than 48 hours before the reservation date: 20% of the deposit will be retained; the remaining 80% will be refunded. Cancellations made within 48 hours of the reservation date: The deposit is non-refundable. 3. Age Requirement Guests must be 18 years of age or older to make a reservation. Children are welcome when accompanied by an adult guest. 4. Pet Policy No pets are permitted on the property. There are three cats and a small dog that live at Atlee House. They are allergen and flea treated and are not allowed in guest rooms. 5. Smoking Policy No smoking is permitted inside guest rooms. Marijuana/cannabis smoking or vaping is strictly prohibited anywhere on Atlee House property—indoors or outdoors. If marijuana use is suspected by any guest, that guest will be asked to leave immediately with no refund. This policy is strictly enforced without exception. 6. Check-In & Check-Out Check-in: After 3:00 PM and before 8:00 PM on the day of your reservation, unless other arrangements are made in advance. Check-out: By 11:00 AM. Late check-out may be available upon request and may incur an additional fee. 7. On-Site Café-Boutique Purchases at the on-site café-boutique are separate from lodging charges. Guests may choose to add café-boutique purchases to their room tab and pay all charges together in one bill. This arrangement must be agreed upon at check-in. 8. Limitation of Liability Atlee House Read and Breakfast shall not be liable for any indirect, incidental, special, or consequential damages arising from your stay, including but not limited to loss of personal property, injury, or inconvenience. 9. Governing Law & Disputes These Terms of Service are governed by the laws of the State of Maryland. Any disputes shall be resolved exclusively in the courts of Carroll County, Maryland. 10.
